One of the main benefits of owning property on the Gold Coast is the year-round sunshine that makes us less susceptible to the ‘property market seasons’ as other parts of Australia.

However, if you’re a Gold Coast home seller, it’s still important to consider the seasons before selling your property.

Traditionally spring is a safe time of year to sell property as the weather warms up, the plant life starts to flourish and more properties come on the market, allowing buyers to come out of their ‘winter hibernation’.

In a previous article, we explored recent data that shows the Gold Coast median house price has risen by an incredible 7.4% over the past 12 months, indicating that this year may have more buyer activity than previous years.

This is good news for Gold Coast home owners as the market looks positive and points towards a very affluent spring. The data shows confidence within buyers is strong, meaning this spring could be a good time to capitalise.

 

When is the best time to sell your Gold Coast property?

As local Gold Coast Real Estate Agents we often get asked this question and our advice is simple;

The best time to sell your property is;

  1. When your financial & personal circumstances allow it.
  2. When the local market conditions are in your favour.

 

The most common mistake property owners make is when they ‘sit on the fence’. As they speculate, over time it becomes easier to make no decision than to face the prospect of ‘under-selling’ their property – then it’s too late.

We’re finding some ‘smart owners’ are preparing to put their properties on the market in time for the spring period. This could prove very profitable – as getting in before the height spring, they may take advantage of there being less properties on the market and therefore less competition.

This is why it’s important to time your property sale correctly and to discuss your options with your real estate agent. Leaving it too late and listing your home in the height of Summer can make your sale more challenging as there becomes an ‘excess’ of properties on the market in the warmer months. Buyers activity during this time is still strong, however as more properties become available, buyers have more choice and the dynamic of the property market can change.
