Selling your property is a big decision. Whatever the reason for your sale it’s important you take the time to think about your options and ensure you get the best experience and price.

Alex Hocking gives 3 Real Easy steps to prepare both you and your property for sale:

1. Find An Agent

The quicker you find an agent the easier your sale will be. A good real estate agent will oversee the entire transaction and ensure the sale is successful.

At Elanora Realty we like to be involved as early as possible to support you with every step of your sale. A reputable agency should be able to offer help with the preparation of your home for sale not just the listing process.

For us the most important thing is making sure you and your home are ready. That’s why we will give an honest and non-bias opinion of your property and its market value. We’ll also be on hand to advise and help to maximize the value of your property.

As experienced agents we know how to make your home appealing to potential buyers.

Which brings us to our next step…

2. Create Curb Appeal

In such a competitive market first impressions are everything! So how do we get a buyer’s attention? Curb appeal of course! It’s the first “lasting” impression your property gives so we need to make it look great!

Create great curb appeal by doing simple things like;

  • Sprucing up your garden. Mow your lawn, plant some flowers and add some interest.
  • Cleaning your exterior. We’re all guilty of leaving the gutters a little bit too long…
Make sure your driveway, roof and brickwork look presentable.
  • Touching up or repainting any tired paintwork or outdoor furniture.
  • Adding some memorable touches. A nice new letterbox or welcome mat can make a big difference.

A property with great curb appeal has much more potential.

The small amount of money you invest in making your property look attractive now can increase the amount of money that ends up in your pocket later.

3. Make A Blank Canvas

The hardest part of selling is turning your property from a home into a marketable commodity.

Potential buyers need to fall in love with your property and envision themselves living in the space. It can be difficult for them to create an emotional attachment if your property is filled with all of your things.

You need to De-clutter and De-personalise your property. Move out large or unused furniture to open up spaces and remove personal items like photographs and ornaments from show.

Moving can be a great excuse for getting rid of stuff you don’t need. You could try selling your furniture on places like gumtree. Or if you want to keep hold of your things arrange storage while your property is listing.

Obviously we do understand that moving can be hard. Invite friends or family to help you pack up possessions, take photographs to remember your home and ask your agent for advice and guidance.

Creating a blank canvas property is hard but trust us, it’s worth it!

Overall the most important advice we can give for selling your home is to seek professional advice early in the decision making process.
